Description
The land was originally purchased by Harper Group with a scope for planning, however, the scheme was deemed not feasible. Quattro Architects were appointed who re-designed the scheme. Following the completion of the designs a consultation meeting was set up with the LPA and Burford Parish Council to discussed the new proposed scheme and any potential concerns they had. They main concern that was raised was regarding the number of units on the scheme. It was deemed that the open space was inadequate, which led to a reduction in the units from 37 to 33 to create larger outdoor spaces for the residents upon occupation.
Upon approval of the outline planning scheme, the land was sold to Sanctuary as a ‘Turnkey’ development, which meant that we were appointed as the principal contractor, to carry out the construction of the development to provide much needed affordable housing to the local town.
The development started as a greenfield development. An electric wayleave and diversion were required prior to the commencement of works to the small part of the site. The wayleave agreement was delayed by 11 weeks, which lead to the decision to re-programme the sequence of works to mitigate any further delay to the progress. Goal posts were installed and the machines working on site were installed with limiters to prevent any contact with the overhead cables whilst the remainder of the site was under construction.
With the area prone to localised flooding, the drainage system was carefully considered to prevent any further flooding. The decision was made to install 100 year+ 30% attenuation tanks along with an off-site storm water outfall connection being undertaken. To allow the off-site water outfall connection to take place a section 50 licence was obtained. A closely communicated traffic management plan was implemented, to prevent disruption to the frequent road users. Throughout the duration of these work a 2-way traffic light system was installed, with an aim to reduce delays and to maintain the safety of the road users.
We worked closely with Sanctuary on the internal aesthetics of the properties, utilising their affordable and shared ownership specifications.
As part of our Contract with Sanctuary, we devised a community benefits plan, with an aim to improve and give back to the local community. As part of this plan, we set out our commitment to work with/employ one apprentice per £1 million worth of contract, as well as supporting the local people. A sum of money was donated to Tenbury Primary School which helped to contribute to the refurbishment of their toilet block.
Despite the delays due to the electric wayleave. The project was constructed to the highest standards, show casing our ability to deliver high quality housing.
